Commercial Real Estate for Sale in Upstate SC

Commercial activity in the Upstate follows the interstates. I-85 between Greenville and Spartanburg carries the industrial and distribution demand, with BMW and its supplier network anchoring most of it; retail and office concentrate around the two downtowns and the Highway 9 and Fairview Road corridors.

Commercial runs on different diligence than residential — zoning and permitted use, environmental history, existing leases and their remaining terms, and what a building can actually be converted to. Tell us what you are trying to do and we will scope the search.

In 1929 Dr. Jervey & Dr. Palmer saw a need for a hospital in Polk County, to deliver babies. During the Great Depression, the 2 Doctors raised the equivalent of $3m in today's dollars and built "St. Luke's Hospital" in Tryon, NC. Two Brick Wings were added in the 1950's to expand the hospital services & continued as a hospital until the 1980's. The County took over and ran their County Offices out of the facility until the early 2000's. After that the property declined until 2019, being overrun by vandals, kudzu, & nature. The current owners, out of love for this historic structure, took it upon themselves to begin the process of restoration. They began by drying in the structure, replacing dozens of windows, and replacing several large sections of the Spanish terracotta tiles with new tiles, copper nails, and rafters. From there, they focused their energies on eradicating all of the kudzu & cleaning out the interior. Once the kudzu was removed, the owners replenished the property with over 3000 bulbs, flowers, trees, shrubs, & fruit trees! The owners also had dozens of dumpster loads of trash hauled away to reveal the amazing architecture and design from the 1920's. The interior features high, exposed ceilings with steel trusses, concrete walls & floors, 17 bathrooms, 38 offices/ rooms (Approx!) and a Large Commercial Kitchen with walk-in refrigerators!, A Dumb Waiter, 2 Elevators, Multiple Stairwells, and an All Glass Enclosed Patio. The original magnificent structure is built out of stone. The Brick Wings were designed by local Architect Hollnd Brady and were built out of bricks made in the area. The style of Brick is called "Flemish Design" (see photo). Property has over 30 parking spaces spread out over 2 parking lots. Property sits on 2.35 acres just off of HWY 176 in Tryon, NC and looks out over Tryon & has some nice mountain views. While many people look at the property with visions of repurposing it into a hotel, restaurant, food & bev, the current zoning would not allow that without a proper re-zoning application and approval. The current zoning allows for machine, wood, or metal workshops, or a gunsmith; or furniture making; or small retail space. The space would also most likely be allowed to have office, medical, or apartment spaces under current zoning. Zoning Regulations and Permitted Uses attached to listing. The building has 3 phase power & a whole hospital generator. This Historic Landmark, now named "Engel Lukas Hall" (Norwegian) also sits a block above the new "Rails to Trails" that will extend from Zirconia, NC to Inman, SC. Engel Lukas Hall (Norwegian for formerly St. Luke’s Hospital) — Tryon, North Carolina Engel Lukas Hall is a rare historic landmark property in Tryon, North Carolina, originally opened as St. Luke’s Hospital in 1929. Set on approximately 2.35 acres just off Highway 176, the property combines significant local history, substantial restoration work, flexible redevelopment potential, and views overlooking Tryon with partial mountain vistas. Property History: St. Luke’s Hospital was established through the vision of Dr. Allen J. Jervey and Dr. Marion C. Palmer, who recognized the need for a local hospital serving Polk County families. Historical sources indicate the hospital opened on November 8, 1929, after support from local donors and philanthropic funding, the equivalent of approxmiately $3 million in today's dollars, brought the project to life. The original structure was built from local stone by local artisans, and later brick wings were added in the 1950s to expand services. After hospital operations moved to Columbus in the early 1970s, the former facility was used by Polk County for county offices. education services, and multiple, other uses for many years. By the late 2010s, the property had fallen into severe disrepair before restoration efforts began under its current ownership. Restoration and Improvements: The current owners undertook extensive work to stabilize and reclaim the landscape and building. Initial efforts focused on securing the structure by drying in the building, extensive replacing and rebuilding windows, and rebuilding major sections of the Spanish terracotta tile roof with new tiles, copper flashing and copper nails, and replacement rafters and decking, and rebuilding architectural features. They then cleared invasive overgrowth, removed massive, abandoned debris from the interior, and disposed of substantial amounts of abandoned materials to reveal the building’s original architectural character. Following careful demolition and massive cleanup, the grounds were eradicated of kudzu and replanted with more almost 10,000 trees, shrubs, and fruit trees, significantly improving the site’s appearance and long-term potential. Property Features: • Approximately 40,000 square feet overall, with the original stone hospital comprising a substantial portion of the structure • Approx. 38 rooms/offices and 17 bathrooms • High exposed ceilings with steel trusses, plus concrete walls and floors • Large commercial kitchen with walk-in refrigeration • Dumbwaiter, two elevators, and multiple stairwells • All-glass enclosed patio • Brick wings reportedly designed by local architect Holland Brady and constructed with locally made brick in a Flemish bond pattern • More than 30 parking spaces across two parking areas • Three-phase power and a whole-hospital generator • Convenient location a block above the planned Rails to Trails corridor connecting Zirconia, North Carolina, to Inman, South Carolina Zoning and Potential Uses: Under the current GB-CU zoning, Prospective buyers often envision hospitality or food-and-beverage uses for this property; however, those uses may require some limited Conditional Use Rezoning and Town approval.
