Relocating to Upstate South Carolina With a Family

Families relocating to the Upstate are one of our largest segments, and the segment that has grown the most since remote work became normal. The case for families is straightforward: schools above the state average, a master-planned community footprint that gives kids pools, parks, and amenity centers within walking distance, four real seasons with mountain weekends and beach weekends both manageable, and a cost of living that lets families live on one income or one-and-a-half incomes far more comfortably than they could in the Northeast or West Coast metros they're leaving.

This page covers the best family neighborhoods, how to think about schools, what kids actually do here, and the working-parent trade-offs to know before you pick a town.

Why Families Relocate to the Upstate

The pattern we see most often is a mid-career family with school-age kids, at least one parent working remotely or in a portable career (healthcare, education, sales, consulting, manufacturing engineering, F-16 / GE Vernova / BMW engineering). They're trading a 2,400-sq-ft suburban house in northern New Jersey or Long Island for a 3,500-sq-ft house in a Greenville school zone, keeping a comparable mortgage, and gaining the Blue Ridge Mountains an hour away and the South Carolina coast three hours east.

The other pattern: a couple already drawn to vacation here (often through Cliffs/golf trips or college visits to Furman or Wofford) finally pulling the trigger before the kids hit high school, taking advantage of the Greenville school zones and the GSP nonstop footprint.

Best Family Neighborhoods by High School Zone

Riverside High School (Greer / east Greenville County)

One of the top-ranked SC high schools (US News #13). Strong AP/IB participation. Family neighborhoods feeding Riverside include Pebble Creek, Sugar Creek, Devenger, parts of Eastside, and several of the master-planned subdivisions in the Greer area.

Wade Hampton High School (eastern Greenville)

US News #15. Anchors one of the strongest family-buyer attendance areas in the county. Neighborhoods include Botany Woods, the Roper Mountain Road corridor, and the eastern downtown-adjacent subdivisions.

Mauldin High School (Mauldin / Five Forks)

US News #16. Family neighborhoods include Five Forks, Bridges Crossing, Spaulding Farm, and the broader Mauldin and Simpsonville corridor.

Dorman High School (Spartanburg District 6)

One of the largest comprehensive high schools in SC. Strong athletics, academics, and arts. Major draw for families in west Spartanburg County. Family neighborhoods include Carolina Country Club area, Westside, and the broader Roebuck corridor.

James F. Byrnes High School (Spartanburg District 5)

Strong AP/IB participation. Family neighborhoods in Duncan, Lyman, Reidville, and Woodruff. The corridor has grown rapidly with new master-planned construction. Quick I-85 access to BMW and GE Vernova.

Spartanburg High School (District 7)

The city of Spartanburg's flagship. AP, IB, magnet programs. Family neighborhoods in the close-in historic districts including Converse Heights and Hillcrest. Walkable to downtown Spartanburg.

Boiling Springs High School (Spartanburg District 2)

The fastest-growing residential corridor in the county. Strong family demand. Browse Boiling Springs real estate.

School Selection

Pick the school zone before you pick the house. The mailing address doesn't reliably tell you the zone — the specific street address does, via the official GCS or Spartanburg district attendance-zone lookup. We can pull it on any listing.

The six high schools above are the most common targets, plus Southside HS (IB Diploma Programme — the oldest in SC). Full schools page.

What Kids Actually Do Here

The Upstate offers a uniquely diverse set of kids' activities thanks to the geography — mountains an hour west, lakes throughout the foothills, and a downtown Greenville that's built around kid-friendly outdoor space.

Outdoor. Falls Park on the Reedy and the Liberty Bridge downtown, the Swamp Rabbit Trail (28 miles of paved trail running through Travelers Rest into the foothills), Paris Mountain State Park, Caesars Head and Table Rock state parks, the Foothills Trail, Lake Hartwell, Lake Keowee, Lake Greenwood. Cycling, hiking, fly-fishing, kayaking, and rock climbing are all within a 30-90 minute drive.

Sports leagues. Youth soccer, baseball, basketball, lacrosse, swim teams, dance, gymnastics, martial arts — all active. The Greenville-Spartanburg area is a regional travel-team hub. Multiple ice rinks (including Bon Secours Wellness Arena), competitive gymnastics academies, and elite-level swim programs.

Family attractions. The Greenville Zoo, Greenville Children's Museum, Roper Mountain Science Center, the Bon Secours Wellness Arena, BMW Performance Driving School (for older teens), the Discovery Island Water Park, and the Greenville Drive (minor-league baseball).

College sports. Furman University Paladins, Wofford College Terriers, Clemson University Tigers (45 min south — major Power 5 program), plus USC Upstate.

Summer camps. Robust ecosystem — YMCA, church-affiliated, sports-specific, and outdoor adventure (the Blue Ridge proximity supports multiple wilderness camps).

Year-round events. Fall for Greenville (food festival), Artisphere, Euphoria, the Spartanburg International Festival, plus the major BMW and PGA tournaments at the Cliffs and Thornblade.

Childcare and Pre-K

Greenville County Schools and most Spartanburg districts run full-day 4K and 5K (kindergarten) in most elementary schools — a meaningful cost savings versus most major metros. Below 4K age, private daycare (KinderCare, Primrose, locally owned centers) and in-home options dominate. Rates run roughly $200–$400/week per child depending on age and program.

For families with a parent working remotely or part-time, the math on staying home with younger kids works much better here than in major metros — the full cost of two kids in daycare can run $30,000–$50,000/year, and recovering even part of that on an Upstate mortgage is meaningful.

What Working Parents Trade Off

Being honest about what changes when you move here:

I-85 and I-385 traffic at the Pelham Road and Woodruff Road exits in Greenville has gotten meaningfully worse over the past five years. Pick a home that minimizes peak-commute time on those corridors if you work near downtown.
School redistricting happens periodically as enrollment shifts, particularly in fast-growing parts of Greenville County and Spartanburg Districts 2 and 5. If you're buying for a specific school zone, ask about active or proposed redistricting before making an offer.
Specialized job density is thinner than what you're used to in a major metro for niche professional roles (large-company corporate finance, biotech, FAANG-scale software engineering). Remote work has reshaped this but it's worth being honest about. The strong job markets here are automotive/aerospace/advanced manufacturing engineering, healthcare, and education. Jobs and economy page.
Elite niche kid activities — if your child is in elite-level competitive figure skating, ice hockey, or specific niche programs, options are thinner than in a major metro. For travel sports, soccer, baseball, basketball, dance, gymnastics, swim — the depth is excellent.

Frequently Asked Questions

What are the best neighborhoods in Upstate SC for families?

By school zone: Riverside HS (Greer/Eastside areas), Wade Hampton HS (eastern Greenville), Mauldin HS (Five Forks/Simpsonville), Dorman HS (Spartanburg District 6), Byrnes HS (Spartanburg District 5 — Duncan/Lyman), and Spartanburg HS (District 7). The right neighborhood depends on which school zone you want and where your work commute lands.

Is the Upstate a good place to raise kids?

Yes for most families. Schools above the state average (especially in Greenville County's top zones), mild four-season climate, mountain and lake weekends within easy reach, depth of youth sports, walkable downtowns, and a cost of living that lets families breathe more easily than in higher-cost regions. The honest trade-offs are I-85/I-385 traffic, thinner job density for niche specialized professional roles, and fewer options for elite-level niche kid activities.

How do I find the best school for my kids in the Upstate?

Use the official Greenville County Schools or Spartanburg district attendance-zone lookup with the specific street address. Mailing addresses don't reliably indicate the zone. We can pull this on any listing. Then check the school's current SC Report Card, AP/IB programs, and any pending redistricting. Full schools page.

Where do families with kids live in the Upstate?

Concentrated in the master-planned subdivisions feeding the top high schools: Greer (Riverside), east Greenville (Wade Hampton), Five Forks/Simpsonville (Mauldin), Duncan/Lyman (Byrnes), Roebuck (Dorman), and Boiling Springs (Boiling Springs HS). The Cliffs and similar resort communities draw a different family profile — typically higher-income and either Western NC mountain-oriented or country-club focused.

How much does childcare cost in the Upstate?

Private daycare typically runs $200–$400/week per child depending on age and program. Greenville County Schools and most Spartanburg districts run full-day 4K and 5K (kindergarten) free at the public level — a meaningful savings versus most major metros.

Can I work remotely from the Upstate?

Yes. AT&T Fiber, Spectrum gigabit cable, Upcountry Fiber, and other build-outs cover most of the Upstate at gigabit-or-faster speeds. The remote-work population has grown significantly since 2020. Greenville ranked #9 nationally on Money magazine's "best places to live if you work from home." Full remote-worker page.
