Ice Storm Risk — The Most Underestimated Winter Threat

December 15, 2005: The worst Western Carolinas ice storm in modern record. Widespread tree damage and prolonged power outages across the Upstate.

What to Check on a Specific Property
Before you make an offer on any Upstate or Western NC property:
(1) FEMA flood map for the specific lot — not just the neighborhood. Flood zone status drives insurance requirements and exposure.
(2) Tree-loaded lot proximity to the house — ice-storm tree fall is the most common Upstate insurance claim. Mature pines and oaks close to the structure are an underwriting consideration.
(3) Roof age and condition. Hail and wind exposure mean insurers pay close attention to roof age.
