Military Real Estate Benefits by Anywhere — the program formerly known as Realogy Military Rewards — offers eligible service members, veterans and their families a cash-back benefit when buying or selling through a participating brokerage in the Upstate or anywhere else. As with any of these programs, enrollment has to happen before you engage an agent, so the order of operations matters more than most people expect.
Enroll first, then choose an agent
This is the single mistake that costs people the benefit. The program has to be in place and the brokerage assigned before you sign anything with an agent. If you have already started working with someone, the cash back is generally gone — it cannot be applied backwards. Get enrolled, get matched, then start touring.
How the VA loan fits alongside it
The rewards program is separate from your financing, and the two stack. A VA loan is usually the strongest tool a qualifying buyer has in this market: no down payment requirement, no monthly mortgage insurance, and a funding fee that is waived entirely for veterans receiving compensation for a service-connected disability. Worth knowing before you shop:
- Your Certificate of Eligibility takes time to obtain — start it before you are house hunting, not after you find one.
- VA appraisals include minimum property condition requirements, which can matter on older homes in Anderson or in-town Spartanburg.
- Entitlement can often be restored or used more than once. If you used a VA loan at a previous duty station, ask a lender to run your remaining entitlement rather than assuming it is spent.
- Sellers in a competitive situation sometimes misunderstand VA offers. A listing agent who has handled them before is worth having on your side.
What South Carolina adds on top
The state is genuinely favorable for military families, and these benefits are why a lot of retirees choose the Upstate over neighboring states:
- Military retirement income is not taxed by South Carolina. The state removed the caps on the military retirement deduction, so retired pay is deductible on your state return. Confirm your own situation with the SC Department of Revenue or your preparer.
- Property tax exemption for totally disabled veterans. A veteran with a permanent and total service-connected disability rating can have their primary residence exempted from property tax. The SC Department of Veterans’ Affairs handles the eligibility side; your county assessor handles the filing.
- The 4% legal residence assessment ratio. Any owner-occupied home in South Carolina is assessed at 4% rather than the 6% applied to second homes and rentals. Buying on a PCS timeline
Orders rarely line up neatly with a closing calendar. A few things that make an out-of-area purchase work: get fully underwritten rather than pre-qualified before you travel, plan one concentrated trip with a tight tour list instead of several loose ones, and decide in advance whether you are willing to close remotely. If the timeline is genuinely too tight, renting for a season in Greenville or Easley and buying deliberately is usually cheaper than buying the wrong house quickly.
Veteran services in the Upstate
For families weighing where in the region to land, health care access is often the deciding factor. The VA operates community-based outpatient clinics in the Upstate, including one in Greenville, with the William Jennings Bryan Dorn VA Medical Center in Columbia serving as the region’s hospital, and there is a Vet Center in Greenville as well. Every South Carolina county also has its own Veterans Affairs office that helps with claims and with filing the property tax exemption.
