Laurens, SC Homes for Sale

Laurens is the county seat of Laurens County, a courthouse town laid out in the 1700s where five roads met and still built around that same public square. The square holds the courthouse, more than 140,000 square feet of storefronts, and the city-run Capitol Theatre, which shows free films on the second and fourth Friday of each month. Housing runs from early-twentieth-century homes on the older streets near downtown to ranch and split-level subdivisions built through the postwar decades and newer construction out toward the lake.

Getting around

US-76 and US-221 cross in town, SC-72 runs east toward Clinton and west toward Greenwood, and SC-14 heads north. I-385 is the commuting road that matters most: it puts Laurens roughly half an hour from Simpsonville and the Golden Strip, and under an hour from downtown Greenville. That combination — a small county seat with a real interstate connection — is what brings most buyers here.

Schools

The city is served by Laurens County School District 55, which operates E.B. Morse, Ford, Laurens and Waterloo elementary schools, Laurens Middle and Sanders Middle, and Laurens District High School. Elementary and middle assignments are set by address, so confirm a specific street with the district office on Hillcrest Drive.

Weekends

  • Lake Rabon, 540 acres owned by the Laurens County Water and Sewer Commission, with a public boat ramp, fishing pier and picnic area
  • The Little River Park on Main Street, with playground equipment and putt-putt, and the one-mile Little River Trail that loops from it along the Little River and Reedy Fork Creek
  • Musgrove Mill State Historic Site, a Revolutionary War battlefield on the Enoree River with fishing, boating and geocaching
  • Lake Greenwood, 11,000 acres and more than 200 miles of shoreline, a short drive southwest

Buyers who want more house and land for the money than the Greenville County suburbs ask, and who do not mind a commute, tend to find what they are looking for here.

If you've been looking for land that offers more than just acreage, this one deserves a closer look. Located on Boyd's Mill Pond near Hickory Tavern, this approximately 20.59-acre unrestricted property combines waterfront, woods, wildlife, and recreational opportunity in one seriously unique piece of land. The property offers approximately 607 feet of road frontage and 586 feet of water frontage on Boyd's Mill Pond, with a mix of planted pines, hardwoods, established logging roads, and open areas that provide excellent access throughout the property. A survey and perc test are already on file. For the outdoorsman, this property really shines. The land features producing white oaks along with red oak, water oak, blackjack oak, hickory, and naturally occurring muscadines, providing abundant natural food sources for wildlife. The seller has actively run trail cameras on the property and reports a strong population of whitetail deer and turkey, along with occasional foxes, coyotes, and other wildlife. On one weekend alone, the seller and his son observed 26 deer while hunting the property. Hunting pressure has also been extremely limited, with the seller reporting only two deer harvested from the property during his ownership. An existing powerline area has previously been planted in clover and radish as a food plot, and the established logging road provides easy access through the acreage and additional opportunities for future food plots, stands, or recreational use. Then there's the water. Boyd's Mill Pond is known locally for fishing, and the seller has personally caught bass, crappie, bream, and channel catfish directly from the property's bank. Mallards, wood ducks, and geese have also been observed landing along the waterfront. For even more outdoor access, 1,000+ acres of WMA/public land are located nearby at the end of the road, offering additional opportunities for South Carolina big-game hunting, river access, fishing, and a public planted dove field. Whether you're looking for a private hunting and fishing retreat, recreational property, future homesite, family compound, or land to simply enjoy and hold, properties offering this combination of acreage, unrestricted use, wildlife, and substantial waterfront are hard to duplicate. Approximately 10 minutes to Laurens, 20 minutes to Simpsonville, and 30 minutes to Greenville. Come walk the property, check out the trail-cam photos, and see what makes this one special.
